Architectural Review is a vital part of maintaining the aesthetics and property values in many Homeowners Associations. Many HOAs have architectural restrictions which protect views, maintain a pleasing and uniform aesthetic, or prevent owners from allowing their homes to deteriorate. From a practical perspective, this process is administered by an Architectural Review Committee or “ARC” which is appointed by the Homeowners Association Board of Directors.
The Architectural Review Committee meets to review applications for exterior alterations to properties. Additionally, the Architectural Review Committee discusses and reviews other issues related to the Architectural Guidelines and also provides the Board of Directors with recommendations on potential amendments to the Architectural Guidelines, and matters regarding the general upkeep of the community.
Exterior changes to your property may touch on areas covered by the deed restrictions. The Architectural Review Committee can help you in staying in compliance with the deed restrictions Items typically handled by the ARC would be fences, lanai or pool additions, hedges and trees, etc.
